Who's writing to you matters.

Fair cash for your land, from a family you can call.

You've probably gotten more than one letter about your land. Many come with no name and no face. This one has both.

I'm Tyler, and my business partner Preston and I run Plain Acres with our families, right here in central Utah County. We'd like to be the land buyer you can actually check out.

You can email, call, or text us anytime. I'll get back to you personally.

Not sure about that letter? We get it. Here's how to check.

Here are three questions to ask any buyer who writes to you, including us:

  1. Are you buying my land yourself, or might you assign my contract to someone else? We're the buyers, not wholesalers or middlemen. Any exceptions are disclosed upfront, in writing.

  2. Who will I be dealing with? You'll deal with Tyler & Preston directly, from your first call all the way to closing.

  3. Who handles the closing?A title company, or a title attorney in states that require one. Nothing is final until we've both signed.

Meet us

The people behind the letter.

I'm Tyler. My business partner, Preston, and I met in Oklahoma in 2020, and we've worked together for nearly six years. We both chose to work for ourselves so we can put our families first.

Plain Acres is how we help land get into the hands of people who will love it.

Read our story

Four steps. Go at your own pace.

  1. Tell me about your land. Use the form, or call or text me. An address or parcel number is all I need to start.

  2. I send a written offer. I look over the land and send you a cash offer in writing, with how I got to the number. It's a starting point, and you can counter.

  3. We talk it over. Ask me anything. Take time with your family. If it's not right, it's okay to say no.

  4. We do the homework, then close. If we agree, access, utilities, title, and county rules are our job, not yours. A title company handles the paperwork and the money, or a title attorney in states that require one. We cover the usual closing costs, and nothing is final until both of us have signed.

Rather talk first? I'd like that.

If a form isn't how you like to start, the phone is just as good. Call or text me anytime, and I'll get back to you personally.

Here's what we do with the land.

Large tracts are hard for most families to afford. So we often divide larger parcels into smaller ones, with the county's approval, and sell them on the open market, mostly to families.

That gives a family a place to build a home, garden, raise animals, and raise their kids. In some cases we offer financing too, so more families can own land.

I'd rather tell you that up front than have you wonder.

We've got the receipts.

We can provide upon request previous HUD statements of successfully closed transactions, as well as current business registration documents for Plain Acres LLC. We're legit - and happy to do whatever it takes to make you feel comfortable. Some information may be obscured or redacted for the privacy of parties not affiliated with Plain Acres, LLC.

Questions you might have

Straight answers, in plain language. If yours isn't here, call or text me and I'll get back to you personally.

Is this legit?

It's a fair question. I'd ask it too.

Yes. Plain Acres LLC is a family-owned company in Spanish Fork, Utah, registered with the State of Utah. I'm Tyler Pincock, and I run it with my business partner, Preston Norris. You can look us up, or call or text me at (385) 777-1533, and I'll get back to you personally.

A title company handles the paperwork and the money, or a title attorney in states that require one. I'll tell you plainly how we plan to buy the land before you sign anything, and nothing is final until both sides have signed.

How did we come up with your offer?

We price land a few ways:

  • We review sold, pending, and active market data in your area, and look at comparable sales and overall market trends.
  • We have access to top software tools used by banks and land appraisers to see exactly what land is selling for near your property.
  • We also work with local brokers and Realtors in the areas we buy, for a second opinion and boots-on-the-ground input on what land is worth.

We do our best to give you fair, accurate pricing up front. That said, we can still make mistakes. Every parcel is unique, and things like water proximity, structures, zoning, topography, and soil can raise or lower the value.

At the end of the day, our offer is just a starting point. If you feel like we're way off, know that our intention is never to offend or insult. We're always happy to take a closer look, see where we might have made a mistake, and see if we can meet your number.

Will you buy the land yourselves, or sell my contract?

Most of the time, we buy the land ourselves. We prefer straightforward offers, without playing middleman.

However, sometimes a seller wants more than we can pay for the land as it sits, or may have extenuating circumstances like tax liabilities or active agricultural leases. In those cases, we may offer a different kind of agreement to create a win/win solution. This includes option agreements, seller financing agreements, or premarketing agreements where we can connect an end buyer who can pay a higher price than we can.

We believe that anything outside of the box should be mutually beneficial and clearly disclosed. We'll talk over our options plainly before you sign, and you'll see it in the contract. You can say no, and you can ask me anything about it.

Do you make money reselling my land?

Yes, we're a business. We buy land, and we often divide it and sell it to families. That takes time, money, and risk, and our offer is a starting point. If you feel we're off, we're happy to take another look.

Who pays closing costs?

We cover the usual closing costs: escrow fees, the owner's title policy, and the title search.

Property taxes are split as of closing day, so you pay your share up to that date.

If there are back taxes, we'll go over them with you before you agree to anything. They're factored into the offer, so there are no surprises at closing.

What if there are back taxes?

Tell me about them. It's common. Land that's been in a family a long time often has a tax bill someone meant to get to later.

The title company will find out what's owed. We'll talk it through before you sign anything, and it's factored into the offer so you can see exactly how. I'd rather you hear it from me than discover it at the closing table.

Can I counter?

Yes. Call or text me and tell me what you had in mind, and we'll talk it through.

You can also say no. If you want time to think, or to talk with your family, take it.

How fast can we close?

On your timeline, within what the title work and the county will allow. I won't promise a number of days. Some closings move when the title is clear and you're ready. Some need longer, and we can wait.

If you have a date that matters, tell me, and we'll work toward it.

Why did I get a letter from you?

We reach out to individuals whose names & land ownership are public records from the county. If you would like to be taken off our mailing list permanently, you can send us an email at tyler@plainacres.com with your name & parcel number.

I inherited this land / I live out of state. Can you still help?

Yes, that's very common. We work with experienced title companies who can assist through the probate process, or provide mobile notaries to meet you at your home or office for closings anywhere in the country.

What if my land has no road access, or isn't pretty?

Tell me anyway. While there are some factors that could prevent us from making an offer or impact the offer amount, we are always happy to take a look and give you our highest and best.

Can I talk to someone before I send anything?

Yes. Call or text me at (385) 777-1533, and I'll get back to you personally.

When you're ready, I'm here.

There's no deadline. Tell me about your land when it suits you. Call or text me at (385) 777-1533, or send the property below. I read these myself.

— Tyler & Family
